Key West is the southernmost city in the continental US and one of the densest historic-tourist economies in the country. The housing stock is unlike anywhere else in Florida: most of the inhabited footprint consists of Old Town conch houses, shotgun cottages, and historic single-family homes ranging from roughly 600 to 1,800 square feet, much of it built before 1950 and regulated under the city’s Historic Architectural Review Commission. Outside Old Town, the New Town and Stock Island markets add post-war single-family and condos. Expect white-glove delivery to Key West to run a meaningful premium over mainland Florida pricing — the truck has to clear US-1 down through the Keys, which limits carrier options and adds time.
